The Concept:
.....This is your home in the heart of the Catskills without the cost of owning or maintaining a home. We offer both week and weekend rentals a time share concept or seasonal rentals. The time share concept work as follows, the house is all yours for one, two or three weekends a month preselected by you, except holiday weekends. We also provide you with locking closet for storage and allow schedule flexibility when available so you don't feel locked in. Come for a weekend and check it out, should you decide to join, you will have the opportunity to witness this beautiful setting and the surrounding mountains change throughout the seasons. Parameters:
1) Prices based on non-holiday weekends & 4 guests, additional charges for additional guests.
2) Each weekend stay consist of a Friday arrival after 5 p.m., depart Monday by 11a.m. (We can be flexible)
3) Each week long stay consist of, Monday 4p.m. - Friday 11 a.m.
4) Each 6 and 8 Month tenant is given 1 complimentary 5 day week stay.
5) Each 12 Month tenant receives 2 complimentary 5 day week stays.
Requirements:
1) A security deposit of $250/ visit to be paid in advance for all stays. Deposit returned if no repairs are required.
2) Guests are welcome, when accompanied by original tenant.
3) Any damages or lost items must be reported and paid for.
4) There are no pets allowed at this house, sorry! It is only fair to those who may be allergic!
5) We ask that our guests leave the premises relatively clean. Excessive cleaning will be charged against deposit.

Cancellation Policy:
We require a 50% rental deposit and the security deposit to hold the reservation. Should you need to cancel we require two weeks notice of cancellation for a full refund. Cancellation within the two weeks we return you security and 50% of the deposit, within one week we return your security deposit.
